NEW URBAN COMMUNITY TO OPEN IN MISSION VALLEY IN 2009 – Aquatera Apartments to Add 254 Luxury Homes in Setting Residents Will Want to Call Home

SAN DIEGO – In early 2009, Mission Valley will welcome the arrival of Aquatera, an exciting new urban community being built by H.G. Fenton Development Company.

Aquatera will provide 254 apartment homes in an amenity-rich setting near shopping, dining and key employment centers.  With its completion next year, the H.G. Fenton Company organization will own and manage 12 communities totaling 3,054 units in key locations throughout San Diego County including four in Mission Valley.

“Aquatera is the result of a thoughtful and multi-faceted planning process as to how we could best serve the needs of residents who now more than ever before want quality, for-rent housing options with a full-spectrum of on-site and nearby lifestyle amenities,” said Mike Neal, president and CEO of H.G. Fenton Company.

“The spacious 19-acre site allowed us to create a lower-density residential setting.  Its location in the heart of Mission Valley adds to the urban feel and convenience,” he said.  “These features, along with H.G. Fenton Company’s commitment to providing a high level of service and care to our residents, will make Aquatera a very special place to call home.”

Creating an environment that residents will look forward to coming home to unwind at the end of the day was a paramount goal for H.G. Fenton Company and every aspect of the community was planned accordingly – from its name to its design, features and amenities.

The community was appropriately called “Aquatera” to reflect the rich flowing lifestyle it will offer as well as the history and character of the site, a former quarry.  Natural water features of the site include a well that is fed by underground aquifers, and H.G. Fenton Company is creating a soothing water theme through a variety of waterscape elements. The most dramatic of these is a cascading waterfall down a terraced hillside that serves as a backdrop for the community and is accented with relaxing conversation seating areas.

The lifestyle and fitness amenities featured at Aquatera have been chosen to meet virtually every need of residents right at home. A fully-equipped sports club will offer state of the art weight and cardio stations, free weights and personal television monitors.  There will be a Cyber Café with beverage bar as well as a spectacular 10,000-square-foot club room with a professional gourmet kitchen, pool table, and media center with Nintendo Wii and Sony Playstations.  The dramatic resort-style pool will be surrounded by a luxurious sun deck complete with cabanas and a spa. Residents will also enjoy an outdoor fire pit and numerous barbecue islands.

As part of H.G. Fenton Company’s commitment to quality and to developing responsibly, Aquatera will feature a 216 kilowatt photovoltaic solar energy system that will generate 90 percent of the projected electrical usage for all common areas and amenities.  The swimming pool will also be powered by solar energy.  The landscaping has also been designed to minimize water usage through the use of state of the art irrigation systems and planters, rather than expansive turf areas that require more water.

“We believe that by implementing sustainable features into this community, we are creating a community our residents will be proud of and enjoy being a part of,” said Neal.

The elegantly appointed apartment homes include one-, two- and three-bedroom plans ranging in size from 729 to 1,394 square feet.  Interiors feature granite countertops, ceramic tile entry ways, nine-foot ceilings, and stainless steel appliances including refrigerators with ice makers, microwaves and dishwashers.  Every home includes a washer-dryer, air conditioning, walk-in closet, and private patio or balcony.

All residences are pre-wired for high speed internet connection and first floor residences will feature intrusion alarms.

Architects Orange designed the California Craftsman-style community.  The general contractor is Crane Development Corporation.
